The approximately 21.752-acre site is zoned Planned Development (PD) District for Single-Family (SF-5) Uses and is located west of Dalrock Road and south of Schrade Road, in the City of Rowlett, Dallas County, Texas.]

AND THAT PASSES UNANIMOUSLY. MOVING ON TO ITEM 4, ITEMS FOR INDIVIDUAL CONSIDERATION. ITEM 4-A CONSIDER APPROVAL OF THE FINAL PLAT OF LAKE VILLAGE ON BEHALF OF MICHAEL JOYCE, THE SITE IS ZONED LAND IN DEVELOPMENT P.D. I'M MARTINE AND I'LL BY PRESENTED LAKESHORE VILLAGE FINAL PLAT TODAY IN THE TERMS OF THE SITE IT'S APPROXIMATELY TWO ACRES IN COMBINED LOT AREA. IT HAS AN APPROVED DEVELOPMENT PLAN LAND IN DEVELOPMENT FOR SINGLE-FAMILY SF-5.

ON MARCH 2,ND THE P.D. WAS APPROVED AND ALLOWED FOR DEVELOPMENT OF 99 RESIDENTIAL LOTS AS WELL AS 4 HOA LOTS, ACCESS WOULD BE FROM DALROCK ROAD, THERE'S 5 INTERNAL STREETS WHICH GIVE EACH OF THE INDIVIDUAL LOTS WITHIN THEIR ACCESS TO THE STREET NETWORK. THE FINAL PLAT IS BEFORE YOU TODAY. SO OUR RECOMMENDATION WOULD BE APPROVAL OF THE FINAL PLAT ALL TECHNICAL REQUIREMENTS OF THE ROWLETT DEVELOPMENT CODE AS WELL AS THE ORDINANCE 00--21 AND TEXAS LOCAL GOVERNMENT CODE HAVE BEEN ADDRESSED.

AND IT'S PRETTY MUCH A 5-FOOT EASEMENT ALLOWING OBVIOUSLY SOMEBODY ROOM TO REPAIR THAT WALL BUT IN A COUPLE OF PLACES THERE'S CUT OUT A LOT MORE EASEMENT AREA THAN THE 5 FOOT.

I'M JUST CURIOUS IS THERE ANY OTHER COVENANT THAT'S ASSOCIATED WITH THAT OR REASON WHY THAT EASEMENT WOULD BE OTHER THAN THE

CHAIRMAN COTE TO ADDRESS YOUR CONCERNS A LITTLE BUILT WE ARE PICKING UP DRAINAGE ALONG THE PROPERTY OWNERS TO THE SOUTH SIDE OF THE PROPERTY AND WITH THAT WE'VE INSTALLED SOME DRAINAGE SYSTEMS THAT ARE IN A PUBLIC DRAINAGE EASEMENT THAT TIES INTO OUR INTERNAL IN PAVEMENT SYSTEM ALONG THE NORTHERN SIDE OF THE PROPERTY WE ARE PICKING UP IN DRAINAGE ALSO OFF THE FIRE STATION SO WE'VE INSTALLED SOME PUBLIC DRAINAGE IMPROVEMENTS ON THE NORTH SIGH LOCATED IN A PUBLIC DRAINAGE U.T. TO PICK THAT WATER UP AND ALSO PUT NIGHT THE STORM DRAIN SYSTEM.

ALL THIS STORM DRAIN SYSTEM RUNS TO THE EAST AND TIES INTO THE DALROCK SYSTEM WHERE THERE'S A 9 FOOT BOX CULVERT UNDERNEATH DALROCK THERE. ARE 3 OPEN PARTIALS TO OUR NORTH AND WE PICK THAT WATER UP AND BRING IT INTO OUR STREETS THROUGH PRIVATE DRAINAGE YOOELTS BETWEEN THE LOTS SO THOSE WILL BE MAINE TAINTED BY THE HOA HAD HOMEOWNERS.

THAT'S WHY YOU SEE DASHED LINES NEXT TO THE PROPERTY LINES.

THOSE ARE PRIVATE DRAINAGE EASEMENTS THAT PICK THAT WATER UP AND ALLOW THAT WATER TO PASS FROM THE NORTHERN PROPERTIES TO

BUT THE LOT ON THE PLAT THE PROPOSED PLAT THOSE LOTS ALONG ADELAIDE DRAIN FROM THE REAR TO ADELAIDE.

THERE'S A TRAIL SYSTEM THAT RUNS ALONG THE WESTERN PORTION OF THAT LOT THAT TIES THE DOG PARK INTO THE SIDEWALK THERE, ALONG DALROCK. THEN THERE'S A DOG PARK AREA RIGHT THERE. THE OPEN SPACE TO THE NORTH AS YOU PULL IN IS ACTUAL SAY COMMUNITY HERB GARDEN SO THERE ARE SOME PARKING SPACES THERE FOR RESIDENTS TO PARK AND THEN THERE ARE SOME PLANTER BEDS THAT ARE GOING IN THERE SOME RAISED PLANTER BEDS THAT ARE GOING IN THAT SPACE FOR A COMMUNITY HERB GARDEN. THE OPEN SPACE ON THE NORTHWEST CORNER OF THE PROPERTY IS GOING TO BE A PLAYGROUND SO WE HAVE A PLAYGROUND STRUCTURE THAT BEING CONSTRUCTED IN THERE THAT WILL BE OPEN TO THE RESIDENTS AS WELL.

TO OUR SOUTH IS THE CHURCH PROPERTY.

WE COULD HAVE SIDEWALKS THAT RUNS ALONG THAT SOUTH ENTRY ROAD WITH SO ALL THAT CHURCH PROPERTY TO OUR SOUTH.
