IT'LL BE CONVENED IN THE CLOSED EXECUTIVE SECTION FOR SEEKING LEGAL ADVICE ON THE AGENDA ITEM HEREIN. THE CITY OF ROWLETT RESERVES THE RIGHT TO RECONVENE AND RECESS ON REGULAR SESSION, OR CALL AN EXECUTIVE SESSION FOR AN ORDER OF BUSINESS PRIOR TO ADJOURNMENT. PROCESS FOR PUBLIC INPUT . HERE. OKAY. MOVING ON. ITEM NUMBER FOUR. THE CONSENT AGENDA. THERE ARE TWO ITEMS ON THIS AGENDA THIS EVENING. THE FIRST ONE IS TO APPROVE THE MINUTES OF THE DECEMBER 13, 2022 REGULAR MEETING. ITEM TWO, CONSIDER APPROVING THE 2023 MEETING CALENDAR. THESE ITEMS CAN BE ACTED UPON.

COUNTY, TEXAS. OKAY. WE WILL MARK THIS ONE OFF OF THIS EVENING. CONSIDER AND TAKE ACTION ON A PRELIMINARY PLAT FOR CHAHA GARDEN ADDITION. THE 2.864 ACRE SITE.

>> MY NAME IS MARTIN MARTYRS. I WILL BE PRESENTING CHAHA GUARDED PRELIMINARY PLAT. IT'S DIRECTLY NORTH OF CHAHA.

THE SUBDIVISION WILL HAVE A SINGLE POINT OF ACCESS TO THE PROPERTY OFF OF CHAHA ROAD. THERE WILL BE EARLY ACCESS ALONG THE PERIMETER OF THE SITES. SOME HISTORY ON THIS.

THE APPLICATION WAS PREVIOUSLY APPROVED ON SEPTEMBER 24TH, 2019. THE PRELIMINARY PLAT EXPIRES 24 MONTHS AFTER THE DAY OF APPROVAL. THEY DID NOT FINISH THE PROJECT.

ESSENTIALLY, THEY HAD TO COME BACK TO REQUEST THE PULMONARY PLAT TO START THE DEVELOPMENT PROCESS AGAIN. LOTS 238 WILL BE RESIDENTIAL LOTS. LOTS ONE, NINE AND 10 ARE COMMON IN OPEN SPACE LOTS. THERE WAS A NOTE ON THE PLAT THAT SAYS THERE IS NO EARLY ACCESS. FROM THE LAST REITERATION OF THE CONCEPTUAL SITE PLAN, WE'VE BEEN SHOWN BY THE APPLICANT. THEY WILL BE GETTING EARLY ACCESS TO THE LOTS. SOME OF THE CHANGES ONCE THE FINAL PLAT COMES THROUGH. THERE SHOULD BE UPDATES TO SOME OF THE DATES THEY HAVE ON THEIR . NO PARKING IN THE RIGHT-OF-WAY BECAUSE OF DEAD ENDS.

RECOMMENDATION WILL BE AN APPROVAL OF PRELIMINARY PLAT.

BUT THAT ENTRY SHOULD HAVE NO PARKING WITHIN THE RIGHT-OF-WAY AT ANY TIME. IT SHOULD BE PROVIDED THROUGH A PLAT. NOTE.
