WELCOME TO THE ROULETTE PLANNING AND ZONING COMMISSION MEETING OF TUESDAY, MAY 9, 2023. IT IS 7:00 P.M.

IT IS AUTHORIZED BY SECTION 551071 OF THE TEXAS GOVERNMENT CODE. THIS MEETING MAY BE CONVENED INTO CLOSED EXECUTIVE SESSION FOR THE PURPOSE OF SEEKING CONFIDENTIAL LEGAL ADVICE FROM THE CITY ATTORNEY ON ANY AGENDA ITEM HEREIN. THE CITY OF ROWLETT RESERVES THE RIGHT TO RECONVENE, RECESS OR CALL EXECUTIVE SESSION OR ORDER OF BUSINESS AT ANY TIME PRIOR TO ADJOURNMENT.

PROCESS FOR PUBLIC INPUT, IF YOU ARE NOT ABLE TO ATTEND A MEETING IN PERSON, YOU CAN COMPLETE THE THE CITIZEN INPUT FORM ON THE CITY'S WEBSITE BY 3:30 P.M. THE DAY OF THE MEETING.

The approximately 2.42-acre site is located approximately 330 feet southwest of the intersection of Dalrock Road and Lakeview Parkway and situated in the James Saunders Abstract No.1424 in the in the City of Rowlett, Dallas County, Texas.]

ITEMS FOR INDIVIDUAL CONSIDERATION.

ITEM 4-A, CONSIDER AND TAKE ACTION ON THE CHICK-FIL-A ROWLETT FINAL PLAT. THE APPROXIMATELY 2.42-ACRE SITE IS LOCATED APPROXIMATELY 3030 FEET SOUTHWEST OF THE INTERSECTIONOS OF LAKEVIEW PARKWAY AND SITUATED IN THE JAMES SAUNDERS ABSTRACT NUMBER 1424.

IN THE CITY OF ROWLETT, DALLAS COUNTY, TEXAS.

YES, SIR. >> MADAM CHAIR, MEMBERS OF THE PLANNING AND ZONING COMMISSION. I WILL BE PRESENTING THE CHICK-FIL-A ROWLETT FINAL PLAT. SO THE SITE IS ABOUT 2.42 ACRES.

LOCATED APPROXIMATELY 330 FEET OFF LAKEVIEW PARKWAY.

THE ZONING FOR THIS ONE IS A PLANNED DEVELOPMENT.

AT THAT TIME, IT WAS NEIGHBORHOOD SHOPPING C-1 USES.

THE SITE DEVELOPMENT PLAN AND ALTERNATIVE LANDSCAPE PLANS HAVE BEEN APPROVED ON THIS SITE. THE PLAT WILL FINALIZE THE CONSTRUCTION OF THE DRIVE-THROUGH RESTAURANTS.

WE HAVE THAT PLAT. AND WE HAVE THE EASEMENTS FOR THE WATER LINE, AS WELL AS ACCESS THROUGHOUT THE SITE THERE. TOWARDS THE EAST, WEST, AND TOWARDS THE SOUTH OF THAT SITE. ESSENTIALLY, THIS IS GOING TO FINALIZE ALL THE PREVIOUS APPROVALS FOR THAT.

THIS IS THIS HAS TO GO THROUGH FINAL PLATS.

OUR RECOMMENDATION IS APPROVAL OF THE CHICK-FIL-A FINAL PLAT.

ALL TECHNICAL REQUIREMENTS AND THE TEXAS LOCAL GOVERNMENT CODE HAVE BEEN ADDRESSED. IF YOU HAVE ANY QUESTIONS, FOR
