I HAVE TO GIVE A SHOUT OUT TO KING, I WORKED WITH KING FOR 20+ YEARS AND WE ARE VERY VERY FORTUNATE THAT HE AGREED TO MAKE THE MOVE THE END OF LAST OCTOBER. WE ARE ALREADY SEEING RESULTS IN PLAYER CONDITIONS, PLAYER PARTICIPATION AND THE TRAJECTORY FOR REVENUE SO THANK YOU, KING, FOR ALL YOUR EFFORTS ON BEHALF OF THE CITY, AMERICAN GOLF AND THE RESIDENCE. AS CHRIS MENTIONED, WE ARE PUBLIC-PRIVATE PARTNERSHIP HERE WITH THE CITY OF ROWLETT SINCE 1969.

50 YEARS NOW AND ARE THE LARGEST SEGMENT OF OUR BUSINESS IS OPERATING GOLF COURSES ON THE MUNICIPALITIES . WE OPERATE THROUGH A LONG-TERM LEASE AND WE PAY TO THE CITY WHICH IS ESSENTIALLY EQUAL TO A BOND PAYMENT ON THE ORIGINAL DEBT WHEN THE GOLF COURSE WAS CONSTRUCTED. OVER THE LEASE TERM AMERICAN GOLF HAS INVESTED $10 MILLION IN THE OPERATION INCLUDING THE $2.2 MILLION BOND DEBT FOR EARLY PAYOFF. WE RECOGNIZE THERE ARE A NUMBER OF STAKEHOLDERS IN THE SUCCESS OF WATERVIEW. THE PRIMARY STAKEHOLDERS CITY OF ROWLETT AND ITS RESIDENTS REPRESENTED BY YOU ALL, CITY COUNCIL AND YOUR GOLF ADVISORY TEAM. WE WORK CLOSELY WITH THE WATERVIEW HOME ASSOCIATION, OUR NEIGHBORS , AND THOSE FOLKS HIS RESIDENCE ON THE GOLF COURSE CERTAINLY HAVE A HIGH INTEREST IN SUCCESS AND THE CONDITION OF THE PROPERTY. OF COURSE AMERICAN GOLF AS THE OPERATOR KNOW, WE HAVE BEEN HERE A LONG TIME. THERE BEEN GOOD TIMES AND BAD TIMES IN EVERY RELATIONSHIPS. THERE IS BEEN

SOME ROCKY PERIODS IN THE INTERACTIONS BETWEEN THE STAKEHOLDERS BUT I THINK AND BALANCE IT IS BEEN COLLABORATIVE AND WE CERTAINLY HOPE WE CAN BUILD ON THE SUCCESS OF THE LAST SEVERAL MONTHS AND BUILD OUR COLLABORATION AND WORK TOGETHER. WE LOOK FORWARD TO WORKING REAL CLOSELY WITH THE CITY COUNCIL IN CONNECTION WITH THIS NEW CITY MANAGER'S OFFICE AND WE APPRECIATE THE OPPORTUNITY TO BE HERE TONIGHT HOPEFULLY KICKING OFF WHAT WILL BE THE FIRST OF HOPEFULLY MANY BUSINESSES TO COME IN AND REPORT GOOD THINGS ABOUT WATERVIEW GOLF COURSE.

>> OUR GOALS ARE TO MAINTAIN AND GROW WATERVIEW IS A VALUABLE COMMUNITY ASSET AND STRIVE TO BE THE BEST GOLFING EXPERIENCE FOR RESIDENTS AND VISITORS. WE WILL NOT SUGARCOAT THE ISSUE. LAST YEAR WAS A TREMENDOUS CHALLENGE FOR US TO DELIVER ON THOSE GOALS. LAST YEAR'S EXTREME DROUGHT, 60 DAYS ABOVE HUNDRED DEGREE TEMPERATURES, A DEFICIT AND NUMEROUS IRRIGATION LINE BREAKS THROUGH SOIL SETTLING ON THE GOLF PROPERTY, HAD OUR TEAMS WORKING AROUND THE CLOCK TO KEEP THE GOLF COURSE SURVIVING . THE TEAM DID A TREMENDOUS JOB KEEPING UP THE MAIN LINE BREAKS. THE NUMBER ONE GOAL WAS TO ENSURE DROUGHT. WE GOT THROUGH IT, WE ARE ON AN UPSWING AND WE ARE TAKING ADVANTAGE OF THE GROWING SEASON TO ADDRESS THE DROUGHT STRESS THAT THE GOLF COURSE EXPERIENCED. WATERVIEW HAS A NUMBER OF TALENTS AS WE JUST DISCUSSED, WE HAVE HAD PERIODIC DROUGHTS, SOME WORSE THAN OTHERS. LAST YEAR WAS PARTICULARLY BAD. THE DROUGHTS ARE EXACERBATED BY THE PROPERTIES SOIL MAKEUP, THE CLAY BASE AND THE SILT CLAY SOIL CAUSES CRACKING AND SETTLES. WHEN THINGS GET DRY OUT THERE THE GROUND ACTUALLY CRACKS LIKE A DESERT WOULD BECAUSE OF THE MAKEUP OF THE SOIL THAT WE ARE OPERATING ON OUT THERE. DROUGHTS ARE PARTICULAR CHALLENGE TO US AND THE MAINLINE BRINKS -- BREAK SET US BACK LAST YEAR. WE ARE LOSING PRESSURE ON THE MAINLINES BUT THE TEAM WAS ABLE TO GET OUT THERE AND TAKE CARE OF THAT GET US THROUGH IT. SO HOPEFULLY WE WILL HAVE A LESS SEVERE SUMMER THE SUMMER. WE ALSO DEAL WITH WINTER FREEZES IN WINTER KILL DEPENDING ON THE SEVERITY OF THE WEATHER IN THE WINTER. IT'S A FUNCTION OF THE TYPE OF TURF THAT WE HAVE ON THE PROPERTY. AS MANY OF YOU ARE AWARE, GRASS IS ONE OF THE UNFORTUNATE THINGS WE DEAL WITH THEN OUR INDUSTRY, AND UNDESIRABLE GRASS , THAT DOESN'T HAVE A PRE-EMERGENT AVAILABLE. IF THERE WAS A PRE-EMERGENT WE WOULD BE ALL OVER APPLYING THAT IN THE FALL AND WOULDN'T HAVE TO WORRY ABOUT IT IN THE SPRING AND SUMMER BUT UNFORTUNATELY THAT'S NOT THE CASE THAT WE HAVE TO DEAL WITH IT ON AN ONGOING BASIS WITH POST-EMERGENT THINGS WHICH IS TIME-CONSUMING AND CAN HAVE SCARS ON THE GOLF COURSE FOR A COUPLE WEEKS AFTER IT'S BEEN TREATED AND THEN WE CAN GO BACK IN AND ERROR RATE IN THE BERMUDA WILL THEN FILL IN WHERE THE OTHER GRASS WAS KILLED OFF. IT'S AN ONGOING CHALLENGE FOR US AND AN ONGOING CHALLENGE FOR A LOT OF GOLF COURSES IN THE AREA. WATERVIEW IS ALSO A LARGER GOLF COURSE THAN TYPICAL IN TERMS OF MAINTAINABLE TO MAINTAIN UP THERE. FOR EXAMPLE, OUR TYPICAL GOLF COURSE IN CALIFORNIA OR THE NORTHEAST EVEN IN PARTS OF FLORIDA IS REALLY GOING TO BE ABOUT 140 250 ACRES SO THERE IS A LOT OF ACREAGE THERE TO BE MAINTAINED WHICH INCREASES THE COST. OUR ANNUAL OPERATING COST IS ABOUT $2.4 MILLION A YEAR WHICH IS NOW THANKFULLY JUST ABOUT EQUAL TO WHAT OUR REVENUE

IS. >> WE ARE MAKING PROGRESS ON THE CHALLENGES . WE HAVE COMPLETED A NUMBER OF PROJECTS TO GET THE PROPERTY INTO A CONDITION CLOSER TO WHAT WE ALL WOULD EXPECT COMING OUT OF DORMANCY WHICH IS WHERE WE ARE OVER THE LAST SEVERAL WEEKS. WE INSTALLED A NEW MAINTENANCE AREA WE DID CUT THE GREENS TO IMPROVE THE SURFACES AND

THAT'S AN ANNUAL CHALLENGE WITH US WITH INFESTATION COMING OUT OF THE WINTERS. IT WILL HELP SPEED UP KILLING OFF THE INAUDIBLE ] AND WE HAD MUCH BETTER BERMUDA. AS I MENTIONED BEFORE, WE ARE ONGOING WITH THE SPRING AND WE COMPLETED THE CLUBHOUSE BATHROOMS. NOT TO STOP THERE, WE DO HAVE PROJECTS IN PROCESS. WE HAVE A MAJOR INSTALLATION PROJECT GOING ON RIGHT NOW TO THE TUNE OF ABOUT 20,000 SQUARE FEET OF SOD AND THAT IS TO RECOVER WITH THE TEES AND OTHER AREAS OF THE PROPERTY THAT HAD DROUGHT DAMAGE THAT WAS FURTHER EXACERBATED BY SOME WINTER KILL WE HAD BECAUSE THE TRIP ITSELF WAS WEAKER THAN IT OTHERWISE WOULD HAVE BEEN , GOING THROUGH THE DROUGHT. WE HAVE ALSO UPGRADED THE CLUBHOUSE IRRIGATION SYSTEM AND ARE WORKING ON LANDSCAPE IN THE ENTRY AREA AND AROUND THE CLUBHOUSE TO IMPROVE THE WOW FACTOR OF FOLKS DRIVING IN AND VISITING WATERVIEW. WE WILL BE STARTING HERE ON OUR PHASE 1 BATHROOM REPLACEMENTS, THE FIRST PHASE IS FOCUSED AROUND THE PRACTICE AREAS AND THE INAUDIBLE ] WHICH ARE HIGH-TRAFFIC AREAS AND PEOPLE USING THAT TO PRACTICE SO THAT IS ON ITS WAY FOR COMPLETION.

WE ARE GROWING PARTICIPATION AT WATERVIEW. THIS IS DESPITE OUR CHALLENGES WITH THE DROUHT. WE ARE GROWING PARTICIPATION RECORD ROUNDS AND PARTICIPATION. IN 2023, EVEN WITH THE DROUGHT, WE DID OVER 45,000 ROUNDS. THAT IS THE MOST WATERVIEW HAS EVER DONE. WE WILL BE AT 45 THOUSAND AND 2024,IT WILL BE SLIGHTLY LESS THEN IN 2023 PRIMARILY DUE TO THE RAIN EVENTS WE HAD IN THE FIRST QUARTER SO WE LOST SOME PLAYABLE DAYS IN THE FIRST QUARTER BUT KEEPING THE ROUNDS UP OVER 45,000 IS A GOAL OF OURS AND WE ARE GOING TO ACHIEVE THAT. TO PUT ALL THIS IN PERSPECTIVE , REVENUE IS JUST OVER $2 MILLION IN 2022 FOR THE YEAR. LAST YEAR IN 2023 IT WAS JUST UNDER 2.5 MILLION AND IN 2024 WE WILL BE AT 2.5 MILLION SO THE GROWTH IS MATERIALIZING AT WATERVIEW AND I BELIEVE WE STILL HAVE MUCH GROWTH AHEAD OF US. WE ARE ALSO GROWING COMMUNITY PARTICIPATION AND ONGOING OFFENSE AT WATERVIEW. WE ENCOURAGE THE COMMUNITY TO UTILIZE OUR CAFÉ, OUR EVENT SPACE, OUR BUILDING, AND OUR OUTDOOR PATIO. THIS SLIDE SHOWS EXAMPLES OF THE EVENTS WE HAVE CURRENTLY BUT.

WE DO WEDDING REHEARSALS AND GRADUATION PARTIES. TODAY ACTUALLY THERE ARE EVENTS AT THE FACILITY AND WE EVEN HOSTED THE LIFE EVENT WITH HEALTH LINE SCREENING FOR SOME STROKE AND CARDIOVASCULAR SCREENING AT THAT FACILITY. ADDITIONALLY WE HOST CREATIVE EVENT SUCH AS, YOU SEE THE FLYER UP THERE , WEEKLY FIRST RESPONSE OR ZEN MILITARY GOLF TOURNAMENT AND WE ALSO HOST MULTIPLE HIGH SCHOOL TEAMS FOR PRACTICE AND HOME MATCHES INCLUDING GOAL IS TO CONTINUE TO IMPROVE THE QUALITY OF THE CONDITIONS IN THE OVERALL EXPERIENCE AND CONTINUE TO GROW PARTICIPATION AND IN DOING SO, CONTINUING TO GROW ROUNDS. IN DOING SO, WE CAN'T DO IT ALONE, WE WANT TO DO IT AS WE HAVE BEEN IN PARTNERSHIP WITH OUR STAKEHOLDERS. I THINK IF WE CAN BUILD ON OUR PARTNERSHIP WITH THE CITY, WITH THE HLA , THERE ARE OPPORTUNITIES FOR ALL OF US TO COLLABORATE ON SHARED PROJECTS AND COMMON GOALS. THERE MAY BE SOME PROJECTS THAT THE HLA FEEL STRONGLY OF AND IT MAY BENEFIT THE GOLF COURSE A LITTLE BIT BUT MAYBE NOT THAT MUCH THAT WE CAN ALL PUT OUR HEADS TOGETHER AND FIGURE OUT EQUITABLY AND GO ABOUT IT AND LIKEWISE, AS IT RELATES TO GOLF COURSE PROJECTS, IT COULD BENEFIT THE HLA AS WELL. SO WE LOOK FORWARD TO CONTINUING TO COLLABORATE ON SHARED PROJECTS AND OUR SHARED GOALS OF MAKING

THE GREAT THING HAPPENING AROUND HERE RIGHT NOW IS THE MARKET HAS CAUGHT UP TO THE NUMBER OF GOLF COURSES THAT ARE OUT THERE. WE KIND OF THOUGHT FOR FIVE YEARS BEFORE WE WOULD BE HITTING ON ALL CYLINDERS AND THERE WOULD BE ENOUGH POPULATION OUT HERE FOR THE COMPETITION AND SUPPLY. IT'S 14 OR 15 YEARS LATE BUT NOW IT IS STARTING TO HAPPEN. SO WE ARE LOOKING AT THAT.

WE ALSO HAVE GOLF TOURNAMENTS AT OUR GOLF COURSE SO WE DO A LOT FOR THE COMMUNITY AND I AM SAYING WORKING WITH THE ADVISORY BOARD I APPRECIATE EVERY COMMENT THEY GAVE ME IN THE LAST MONTHS BECAUSE I WANTED TO MAKE SURE WENT OUT TO THE GOLF COURSE AND ASK IF WE ARE THERE YET, ARE WE GOING TO GET THERE, YES.

THE 18 MONTHS AND 36 MONTH TIME FRAMES ARE BUFFERED . WE WILL HAVE IT DONE MUCH QUICKER THAN THAT.

BECAUSE IT'S A NONCONFORMING LOT, I WOULD PREFER NOT TO GO THROUGH A ZONING CHANGE BECAUSE WE CAN GET SOME VARIANCES AND GO TO THE BOARD OF ADJUSTMENT AND GET SOME SETBACK. OBVIOUSLY IT WILL BE A SHOTGUN STYLE HOUSE ON THE LOT BUT THERE WILL BE VERY LITTLE ROOM FOR A REAR SETBACK IF WE CONFORM TO THE FRONT SETBACK ON THAT NEIGHBORHOOD STREET THERE, I'M NOT SURE WHAT THE NAME OF THE STREET IS. WITH THE OTHER SITE WE WOULD LOVE TO DEVELOP THAT SITE INTO FOUR LOTS TO SERVE VETERANS THERE AS WELL. THERE IS NO INFRASTRUCTURE THERE, WE WOULD NEED TO PUT IN A STREET AND WATER AND SEWER LINES. SO WE THOUGHT THIS WOULD BE A BETTER APPROACH FOR US TO GET GOING ON THIS AND SEE HOW OUR WORKING RELATIONSHIP GOES IN THE HOME BUILDING SIDE RATHER THAN THE CRITICAL REPAIR SIDE.
