I AM HERE TO TALK ABOUT THE ESTATES DEVELOPMENT WHICH WILL COME BEFORE YOU TOMORROW IN THE BOARD OF ADJUSTMENT. I AM CONCERNED ABOUT THE DENSITY BEING PROPOSED HERE AND HOW IT DOES NOT SIT WITH THE COMPREHENSIVE PLAN. THE DEVELOPER IS SEEKING VARIANCES TO SEEK A HIGHER DENSITY THAN INTENDED FOR , PUSHING THEIR OWN AGENDA. I AM SURE YOU ARE FAMILIAR WITH THE COMPETENCE OF PLAN WHICH SERVES AS A ROADMAP FOR THE CITY AND HOW THE CITY SHOULD GROW. AND DEVELOP. AND IT INCLUDES BUILDOUT CAPACITY WHICH CAN ACCOMMODATE HOW MANY CITIZENS IT CAN ACCOMMODATE IF YOU FOLLOW THE DEVELOPMENT ATTERN. AS SHOWN IN THE FUTURE LAND USE MAPS. IT TAKES INTO ACCOUNT THOROUGHFARES, UTILITIES, INFRASTRUCTURE, OVERALL QUALITY OF LIFE AND LEVEL OF SERVICE. THIS IS A BLOWUP OF THE MAP, THE FUTURE LAND USE MAP IN THE NORTHERN SECTION OF THE CITY. YOU SEE THE BLUE AREA WAS THE EMPLOYMENT CENTER AND YOU START TO SEE DEVIATION FROM WHAT WAS ALREADY INCLUDED IN THE FUTURE LAND USE MAP. SOME INDIVIDUAL SINGLE-FAMILY RESIDENTIAL, AS WELL AS TOWNHOMES, THE INCLUSION OF INDUSTRIAL WAREHOUSES, WHICH WAS NOT OUT OF THE PLAN. I AM CONCERNED ABOUT THE UNDEVELOPED LAND, THERE IS A LOT OF UNDEVELOPED LAND IN THE AREA, INCLUDING THE PIECE OF PROPERTY RIGHT HERE, CURRENTLY DESIGNATED AS A STATE RESIDENTIAL OR HALF-ACRE LOTS, OR MORE. THE COMP PLAN PROVIDES GOALS AND STRATEGIES ON HOW TO ACHIEVE THE PROPER BUILD OUTS, INCLUDING ONE OF THE GOALS TO ENSURE ORDERLY GROWTH AND SUPPORTIVE INFRASTRUCTURE BY REFERENCING FUTURE LAND USE PLAN AND DAILY DECISION-MAKING. SO , EXCUSE ME, REFERENCE THE DAILY DECISION-MAKING REGARDING THE PROPOSALS, AS WELL AS SEVERAL OTHER GOALS. WHEN CREATING THE FUTURE LAND USE MAPS, IT TAKES INTO ACCOUNT NOT ONLY THE SURROUNDING LAND USE BUT PHYSICAL MAKEUP OF UNDEVELOPED SITES, INCLUDING TOPOGRAPHY, VEGETATION, AND DRAINAGE. WHAT CAN REALISTICALLY BE SUPPORTED IN THE PROPERTY. THE CITY SPENT TENS OF THOUSANDS OF DOLLARS HIRING A PROFESSIONAL CONSULTANT TO RESEARCH, PLAN, AND ADVISE THE CITY ON HOW TO GROW RESPONSIBLY. I DO NOT WANT TO SEE THOSE RECOMMENDATIONS THAT WERE BOUGHT BY TAXPAYER DOLLARS GO TO WASTE. WHILE I SUPPORT RESIDENTIAL AND FIELD DEVELOPMENT, THE DENSITY IS NOT APPROPRIATE FOR THE EXISTING LOCATION. I STRONGLY URGE THE P&Z TO TAKE IN CONSIDERATION THE FUTURE LAND USE THAT THE PROPERTY SHOULD BE HALF-ACRE OR MORE TO HELP RESERVE THE CHARACTER OF THE SITE AND PROVIDING A MIX OF MANAGEABLE DEVELOPMENT AND RETAIN INTEGRITY OF THE CITY'S COMPREHENSIVE
