PROCESSES WHERE YOU GOLF COURSE IS A CONTRACT OF AMERICAN GOLF TO OPERATE THAT FACILITY.

GUESS WHAT? ABOUT TEN YEARS AGO NOW. WE ACTUALLY PAID OFF 2.2 MILLION.

WAS AN EARLY PAY OFF OF SOME OF THE CITY'S ORIGINAL BOND DEBT.

TO TO ELIMINATE, YOU KNOW, THAT PAYMENT? BACK IN 2014.

OVERALL, WE'RE EXPERIENCING IMPROVED SPIRIT OF ALL STAKEHOLDERS.

EVERYONE'S EAGER TO WORK COLLABORATIVELY, AND WE BELIEVE WE ARE ALL POSITIONED TO CONTINUE TO BUILD ON THAT COLLABORATION.

KING'S BEEN WITH AMERICAN GOLF FOR 25 SOME ODD YEARS.

SO WE WERE WE WERE SUPER HAPPY TO HAVE HIM HERE AS OUR POINT PERSON AND OUR LEADER FOR REVIEW.

AND OF COURSE, WE WANT TO THANK THE CITY MANAGER'S OFFICE. MISTER HALL, MISTER BAUER FOR WORKING CLOSELY WITH US AND OFFERING US THESE OPPORTUNITIES TO COLLABORATE WITH CITY COUNCIL. OUR OVERRIDING GOAL IS TO MAINTAIN AND GROW WATERVIEW AS A VALUABLE COMMUNITY RECREATIONAL ASSET, AND STRIVE TO PROVIDE A BEST IN CLASS GOLFING EXPERIENCE FOR CITY RESIDENTS AND VISITORS, AND TO MAINTAIN THE GOLF COURSE TO THE CONDITION OF COMPARABLE HIGH END DAILY FEE COURSES.

OVER THE COURSE OF THE LAST YEAR WE'VE COLLABORATED BETWEEN THE GOLF ADVISORY BOARD, THE CITY AND THREE COMPARABLE COURSES WERE IDENTIFIED BY THE STATE BY ALL THE STAKEHOLDERS, WHICH ALLOWS FOR OBJECTIVE COMPARISONS GOING FORWARD, WHICH IS VERY HELPFUL FOR ALL OF US AS A BENCHMARK.

THOSE THREE COURSES ARE FIRE WHEEL BRIDGES IN GARLAND BUFFALO CREEK IN ROCKWALL AND TEXAS STAR IN US.

OVERALL, YOU KNOW, WE'RE WE'RE NOT THERE YET IN ALL AREAS OF CONDITION, BUT WE CONTINUE TO MAKE GREAT PROGRESS.

AND I THINK THERE'S NO QUESTION THAT WE ARE DEFINITELY COMPARABLE, IF NOT SUPERIOR TO ALL OF THESE COURSES WHEN IT COMES TO OUR GREENS CONDITIONS.

HE BRINGS ENTHUSIASM AND ENERGY TO WATERVIEW AND WE CONTINUE TO SEE IMPROVEMENTS DAILY.

I PERSONALLY AM JUST VERY IMPRESSED WITH JUSTIN AND WHAT HE'S BEEN ABLE TO ACCOMPLISH IN SUCH A SHORT TIME.

AT WATERVIEW AND HIS HIS ENERGY AND HIS COMMITMENT IS IT'S REFRESHING.

AND WE'RE VERY HAPPY TO HAVE HIM. WE INVESTED NEARLY $170,000 INTO WATERVIEW PRIMARILY TO REPLACE THE PUMP STATION CONTROLLER FOR $44,000.

WE WORKED ON OUR IRRIGATION SYSTEM COVERAGE UPGRADES OVER $100,000.

AND IT'S REALLY EXPANDED OUR COVERAGE AND WE CONTINUE TO TO TO WORK ON THAT.

BECAUSE WE DO HAVE AN EXTENSIVE IRRIGATION SYSTEM OUT THERE.

THERE WERE SOME HEADS, ETC., THAT, THAT, THAT NEEDED US TO ADDRESS.

AND NOW WE'RE ACTUALLY GETTING INTO THE, THE SORT OF THE LUXURY PHASE OF THEIR, THEIR EXCESSIVE HEADS THAT WE MAY NOT EVEN NEED ANYMORE BECAUSE THEY'RE IN SUCH A OUT OF THE WAY PLACES. SO WE'RE LOOKING TO ADDRESS THAT AS WELL.

AND I THINK THE GOLFERS ARE AS WELL. AND THEN ONGOING, WE YOU KNOW, WE WE TALKED ABOUT THIS ALL, ALL THE WAYS WHEN WE GET TOGETHER. BUT WE DO HAVE A DALLAS CLASS ISSUE AT, AT WATERVIEW, AS DO MOST GOLF COURSES IN THE DFW AREA.

BUT WE'VE MADE GREAT, GREAT PROGRESS ON THE DALLAS GRASS CONTROL.

IN FACT YOU KNOW, IT WAS THE LEAST I'VE EVER SEEN RIDE AROUND THE GOLF COURSE EARLIER TODAY.

SO KUDOS AGAIN TO JUSTIN AND THE TEAM FOR FOR THEIR WORK.

THEY'RE. LOOKING AHEAD. YOU KNOW, BEING IN THE ADVISORY BOARD HAVE BEEN DISCUSSING PARTNERSHIP OPPORTUNITIES FOR THE NEXT 12 TO 18 MONTHS. THE HIGH PRIORITY ONES FOR US, IT'S THE DRIVING RANGE, LANDING AREA IMPROVEMENTS, WHICH WE UNDERSTAND WERE APPROVED ON SATURDAY.

VERY PLEASED TO HEAR THAT. THAT'LL BE A DRAMATIC UPGRADE TO THE LANDING AREAS AND THE OVERALL PRACTICE EXPERIENCE.

WE WANT TO CONTINUE WITH SELECT CONCRETE CART PATH REPLACEMENT IMPROVEMENTS THROUGHOUT THE GOLF COURSE.

WE THINK THAT THE SNACK BAR AND THE PAVILION WILL NEED SOME FLOORING ADDRESSED HERE OVER TIME.

AND ALSO ADDRESSING SOME CLUBHOUSE PAINT NEEDS.

REVENUE PARTICIPATION RATE. I'LL CONTINUE TO GROW AT WATERVIEW.

WE FINISHED 2024 WITH JUST UNDER 45,000 ROUNDS.

IT WAS SLIGHTLY DOWN TO 2023 RECORD YEAR. AND WE ATTRIBUTE THAT TO THE FIRST QUARTER RAINS IN 2024.

HOWEVER AVERAGE REVENUE PER ROUND, WHICH IS, YOU KNOW, THE TOTAL SPEND A GOLFER OR A CUSTOMER SPENDS ON ON THEIR THEIR PLAY AT WATERVIEW WAS UP 15.8% COMPARED TO 2023. AND REVENUE WAS OVER 2.5 MILLION AT YEAR END 2024.

IT CONTINUES TO GROW THIS YEAR. SO PEOPLE ARE DEFINITELY VOTING WITH THEIR FEET AND VOTING WITH THEIR DOLLARS AND APPRECIATING THE CONDITIONS.

SO 2023, WHAT MONTHS WERE THAT? I MEAN, WHAT WHAT IS THE YEAR? THAT'S A CALENDAR YEAR. CALENDAR YEAR? YEP. GOTCHA.

YOU KNOW, WE THINK WE CAN THAT CAN HELP US ALL TO GET EVEN MORE ALIGNED, ESPECIALLY NOW THAT WE HAVE THE THE THREE COMPARABLE PROPERTIES IDENTIFIED.

YOU KNOW, FOR SOME OBJECTIVE ASSESSMENTS AND AND BENCHMARKING OF THE PROPERTY.

AND I THINK TO, YOU KNOW, THE THE ONGOING FOCUS OF NOT ONLY OUR TEAM, BUT ALSO ALL OF US AS WE'RE, WE'RE TRYING TO BENCHMARK OURSELVES AGAINST THE THE THREE COMPARABLE PROPERTIES.

AND WE WERE REALLY I THINK OUR RELATIONSHIP WAS STRUGGLING WITH THE MOVES THEY MADE AND PARTICULARLY THE PERSONNEL MOVES THEY'VE MADE.

PARTICULARLY HIRING CAME OUT THE TO AND THE SUPERINTENDENTS THAT KING HAS BROUGHT IN AND, AND THE WILLINGNESS BY EVERYBODY TO QUIT GETTING INTO THESE CONFRONTATIONAL TYPE OF SITUATIONS AND LOOK FOR WAYS TO FIX THINGS.

AND IT'S REALLY PAID OFF. AND THIS YEAR PARTICULARLY, AND, YOU KNOW, IF YOU HAVEN'T REALLY WATCHED THE PROGRESSION, YOU CAN'T APPRECIATE JUST HOW FAR WE'VE COME.

BUT I JUST REALLY WANT TO RECOGNIZE AMERICAN GOLF FOR WHAT THEY'VE DONE.

THE TRUE PARTNERSHIP WE'VE BUILT, THE EFFORT THAT HAS GONE INTO IT.

AND I WANT TO MAKE SURE EVERYBODY HERE RECOGNIZES THAT BECAUSE IT'S REALLY IMPORTANT AS WE THINK, AS WE'RE GOING FORWARD, WHAT THAT RELATIONSHIP LOOKS LIKE.

AND AT LEAST IN MY IN MY VIEW, THAT RELATIONSHIP IS SOLID.

AND WE'RE, WE'RE WE DON'T READ ON EVERYTHING I'M GOING TO RECEIVE.

WE ARE GOING TO DO AN IRRIGATION AUDIT. SANDY WAS GOING TO DO THAT.

DO WE KNOW. HAS THAT BEEN DONE YET. AND YOU MAY EXPLAIN WHAT AN IRRIGATION ON IT IS.

BUT HAS THAT BEEN DONE YET OR WHAT'S THE TIMELINE ON THAT AND WHAT WOULD BE THE TIMELINE OF RECEIVING THAT? OR WOULD YOU GET IT BY THE END OF THE MONTH? OKAY.

HE'S GOING THROUGH THE ENTIRE SYSTEM TO SEE THE CONDITION OF THE SYSTEM AND GIVE US FEEDBACK.

ONE OF THE QUESTIONS THAT CAME FROM THE GOLF ADVISORY BOARD IS WITH SOME COMMENTS MADE IN THE PAST, THAT THE CITY WAS LOOKING AT A A FUTURE OBLIGATION OF REPLACING THE ENTIRE IRRIGATION SYSTEM. THE BELIEF WAS THAT THE INVESTMENTS THAT AMERICAN GOLFERS MADE IN THE IRRIGATION SYSTEM HAS SIGNIFICANTLY CONTRIBUTED TO EXTENDING THE LIFE OF THE CURRENT IRRIGATION SYSTEM. SO WE WANTED TO HAVE AN OUTSIDE ENTITY COME TAKE A LOOK AT THAT SYSTEM, SEE THE PROGRESS THAT HAS BEEN MADE, AND GIVE US SOME ASSESSMENT OF THE OUR ABILITY TO CONTINUE TO UTILIZE THAT SYSTEM INTO THE FUTURE, RATHER THAN LOOKING AT A SIGNIFICANT COST TO ACTUALLY REPLACE THAT SYSTEM.

OKAY. SO YEAH, SO LOOKING FORWARD TO THAT COMING IN.

YOU MENTIONED THE DALLAS TRAFFIC CONTROL AND WE VERY FIRST MET.

THAT WAS A SERIOUS SERIOUS PROBLEM FOR YOU DON'T KNOW WHAT DALLAS IS.

I WANT TO MAKE SURE I RECOGNIZE THAT WE WE WE TALKED THE OTHER DAY DURING OUR BUDGET SESSION ABOUT THE PLAYERS CLUB AND THE EFFECT OF THE DRIVING RANGE ON THE PLAYERS CLUB.
