The 7.421 acre site is located at the northwest and southwest corner of Melcer Drive and Industrial Street, City of Rowlett, Dallas County, Texas.] ITEM 4A, CONSIDER AND TAKE ACTION ON A PRELIMINARY PLAT FOR ROWLETT STATION ADDITION. THIS 7.421-ACRE SITE IS LOCATED AT THE NORTHWEST AND SOUTHWEST CORNER OF MELCER DRIVE AND INDUSTRIAL STREET, CITY OF ROWLETT, DALLAS COUNTY, TEXAS. CARLOS. >> CHAIRMAN MOSLEY, COMMISSIONERS, THANK YOU FOR COMING HERE TODAY. WE'RE HERE TO DISCUSS THE PROPERTY JUST MENTIONED. IT IS LOCATED NORTHWEST AND SOUTHWEST CORNER OF MELCER DRIVE AND INDUSTRIAL STREET. THE 7.421-ACRE SITE IS LOCATED AT 5,009 INDUSTRIAL STREET, AND ZONING IS -- URBAN VILLE IJ LOCATED WITHIN THE DOWNTOWN STRATEGIC AREA. THE PURPOSE OF THIS PLAT IS TO CREATE TWO LOTS FOR MIXED RESIDENTIAL USE, A COUPLE EASEMENTS WHICH ARE UTILITY EASEMENTS THAT CURRENTLY INTERSECT OR GO THROUGH THE PROPERTY, ESTABLISH NEW EASEMENTS, AND DEDICATE ADDITIONAL RIGHT OF WAY. AS I MENTIONED, TWO OF THESE LOTS WOULD BE FOR MIXED RESIDENTIAL USE, APPROXIMATELY 300 UNITS. THE SITE ACCESS, UTILITY EASEMENT, BISECTS THE NORTHERN LOT, INDUSTRIAL STREET APPROXIMATELY 300 FEET NORTH OF MELCER AND ANOTHER ACCESS DRIVE 350 FEET EAST OF ROWLETT ROAD. AND I'LL SHOW YOU THAT ON THE NEXT SLIDE. THERE IS AN ACCESS DRIVE TO THE PROPERTY TO THE SOUTH OFF OF MELCER AS WELL. IT CALLS FOR MELCER DRIVE TO BE A 60-FOOT RIGHT OF WAY AND IT IS CURRENTLY A 50-FOOT RIGHT OF WAY. THERE A FIVE-FOOT DEDICATION REQUIRED ON EITHER SIDE TO ACCOMMODATE FOR THAT 60 FEET. ADDITIONAL DRAINAGE EASEMENTS BORDER A PORTION OF BOTH LOTS AND THE APPLICANT WILL BE REQUIRED TO FINAL PLAT THE PROPERTY ON COMPLETION AND ACCEPTANCE OF ALL PUBLIC INFRASTRUCTURE. SO HERE IS THE PRELIMINARY PLAT AS IT STANDS. AND AS YOU SEE THE ACCESS AND UTILITY EASEMENT DOES RUN THROUGH THE NORTHERN PORTION WITH BUILDINGS REALLY FACING -- FRONTING ON THE STREET.
