FOR INDIVIDUAL CONSIDERATION. 5A. CONSIDER AND TAKE ACTION ON A PRELIMINARY PLAT OF MERIT VILLAGE. THE 33-ACRE SITE IS LOCATED ALONG CAPITOL DRIVE BETWEEN MILES ROAD IN MERRITT ROAD AND THE CITY OF RALEIGH KATELLA

COUNTY CONTEXTS. >> AS YOU STATED THIS IS A PRELIMINARY PLAT FOR MERIT

VILLAGE WHICH IS LOCATED -- SORRY ABOUT THAT. >> IT IS LOCATED ON CASTLE ROAD NEAR MILES ROAD. PERFORM CODE UNIT DISTRICT IS THE ZONING FOR THIS PROPERTY.

IT WILL ENCOMPASS ONE OF 25 LOTS FOR RESIDENTIAL USE. ACCESS TO THE SITE IS PROVIDED ALONG THE NORTHWEST ALONG CASTLE ROAD. THERE WILL BE TWO POINTS.

THERE WILL BE AREAS FOR FUTURE DEVELOPMENTS OF PHASE TWO. >> THE PRELIMINARY PLAT AS YOU SEE IN YOUR REPORT, SHOWS THE LAYOUT WITH TWO LARGE HOA LOTS OR OPEN SPACE LOTS.

ONE TO THE EAST, THIS IS A CURRENT POND THAT WILL HAVE A TRAIL FOR THE OPEN SPACE AND FOR THE IMMUNITY OF FUTURE HOMEOWNERS. OUR RECOMMENDATIONS FOR THE APPROVAL OF THIS PLAT AS THE REQUIREMENTS TO THE COLD HAVE BEEN ADDRESSED.

IT IS LOCATED SOUTH OF LAKEVIEW PARKWAY AND 819 FEET EAST OF GALARRAGA.

ACCESS IS PROVIDED FROM THE NORTH FROM LAKEVIEW PARKWAY. AS YOU CAN SEE ON THE SCREEN THAT IS YOUR SITE LOCATION MAP THAT SHOWS THE SIZE OF THE LOT. HERE IS THE FINAL PLAT HERE THAT SHOWS THE RECORDS BEING SUBDIVIDED INTO THE INDIVIDUAL LOTS.

STAFF DOES RECOMMEND APPROVAL OF THE FINAL PLAT BECAUSE ALL TECHNICAL REQUIREMENTS OF THE CODE AND LOCAL GOVERNMENT CODE HAVE BEEN ADDRESSED AND MET. THIS CONCLUDES MY PRESENTATION.
