ABOUT SIX ITEMS THAT WE WILL BE TALKING ABOUT. WE HAVE A REPLAT THAT HAS COME BEFORE YOU BEFOREHAND OF A COMMERCIAL PROPERTY THAT HAS BEEN, THAT IS BEING DEVELOPED FOR TWO COMMERCIAL PROPERTIES. WE WILL ALSO HAVE ALTERNATIVE LANDSCAPING PLAN GETTING READY TO SUBMIT FOR A PRELIMINARY PLAT BUT NEED A PLAN TO PROVIDE ADEQUATE COMMON AREAS AND BASED ON P& Z'S APPROVAL OF THE ALTERNATIVE LANDSCAPING PLAN IF THAT WILL BE THE COMMON AREAS, I'M SORRY, EXCUSE ME, P& Z RECOMMENDATION TO CITY COUNCIL IF THAT WILL BE THE COMMON AREAS, THE DIMENSIONAL REQUIREMENTS THAT WILL BE ALLOWED.

WE ALSO HAVE A REZONING. WE HAVE TWO REZONINGS THAT ONE OF THE REZONINGS IS LOCATED ON THE SOUTHWEST CORNY OF MILLER AND ROWLETT ROAD AND THEY ARE PROPOSING TO DEVELOP 88 LOTS ON THAT AREA WITH COMMON AREAS, THIS IS ALSO AN AREA THAT PREVIOUSLY THE NORTHWEST CORNER WAS PREVIOUSLY DISAPPROVED AND WE ALSO HAD A TREE REMOVAL PERMIT THAT WENT THROUGH FOR THIS PROPERTY LAST P & Z, RECOMMENDATION FROM YOU ALL TO P & Z TO CITY COUNCIL FOR A TREE REMOVAL PERMIT. THE DEVELOPER IS COMING IN WITH A SECOND PHASE FOR THE SOUTHWEST PORTION, SOUTHWEST PARCELS TO THE BOTTOM. MADE UP OF TWO PARCELS AND IT IS REZONED FROM SF 40 TO PLANNED DEVELOPMENT FOR SF 5 USES. AND IT WILL HAVE SMALLER LOTS THAT ARE A LITTLE LESS THAN THE 5000 SQUARE FEET REQUIREMENT FOR SF 40.

AND WITHIN THIS THIS IS ZONED FOR SF 40 AND WILL BE A DEVIATION FROM THE REQUIREMENT OF THE CODE AND THEREFORE THAT'S WHY THEY'RE ASKING FOR A PLANNED DEVELOPMENT BECAUSE THEY WILL NOT BE MEETING THE REQUIREMENTS OF THE CODE SUCH AS DEVELOPING WITH ALLEYS, MEETING THE 5000 SQUARE FOOT LOT REQUIREMENT AND ALSO RIGHT-OF-WAY BEING REDUCING IT DOWN TO 50 FROM 60. AND ALSO THEY WILL BE, IT ALSO IS A PROPERTIES THAT DISCONNECTED BY THE FLOOD PLAIN AS WELL. YOU HAVE TWO LOT TOGETHERS AND TWO PARCELS, ONE PARCEL OF LAND WITH TWO DIFFERENT FEATURE LAND USE DESIGNATIONS ON THE PROPERTY. WITHIN THE DEVELOPMENT THAT THEY HAVE PROPOSED TO US WITH THE PLAN THAT YOU HAVE BEEN ABLE TO REVIEW IN YOUR PACKET, IT WILL SHOW THERE'S A COMMERCIAL PORTION AND ALSO THE LOW DENSITY RESIDENTIAL PORTION ON THAT PROPERTY.

THE NEXT ONE WE WILL HAVE IS A SPECIAL USE PERMIT FOR A 14,000 SQUARE FOOT CAR PORT.

THIS IS A CAR PORT THAT'S OPEN ON FOUR SIDES AND WILL BE FOR THE APPLICANT TO STORE HIS BOATS

THE STRUCTURE EXCEEDS OVER 5000 SQUARE FEET REQUIRED BY CODE. THEREFORE THEY HAVE TO OBTAIN A SPECIAL USE PERMIT FOR THE CAR PORT BECAUSE IT DOESN'T MEET ALL THE NECESSARY REQUIREMENTS THAT COME ALONG WITH THE CAR PORT. SO THAT'S ON THE AGENDA FOR TODAY AS WELL.

OUR LAST ITEM WILL BE FOR A REZONING FOR FROM SF 10 TO SF 10 AND LIMITED OFFICE 01 TO SINGLE

FAMILY SF 5 FOR LOTS THAT ARE 6000 SQUARE FEET. AND THEY WILL HAVE THE PREVIOUS TUTELAGE AND THE LAKE VIEW, I'M SORRY BECAUSE THEY'RE VERY SIMILAR WITH THE PRODUCT THEY ARE PROVIDING SO WE HAVE THOSE TWO REZONINGS WHERE THIS ONE IS PROPOSED FOR 99 LOTS ON PROPERTY ON THE PROPERTY. AND THEY ALSO WILL BE DEVIATING, PROVIDING NO ALLEYS AND ALSO WILL BE 6000 SQUARE FEET. AND THEY WILL HAVE SETBACKS THAT DID NOT CONFORM WITH THE INDUSTRY. THEY WILL HAVE SF 5 DISTRICT. IT WILL BE ELIMINATING SUCH ITEMS AS REQUIREMENTS FOR LANDSCAPING FOR HEIGHT WAS PRIOR TO IN THE ZONING DISTRICTS TO 35 FEET IN TWO STORIES AND THEY WILL BE PROPOSING TO 36 FEET, TWO POINT AND A HALF STORIES AND ALSO THEY WILL BE DECREASING RIGHT-OF-WAY. THEY WILL ASK, IT WILL NOT CONFORM TO WHAT IS REQUIRED OF RDC CODE TODAY AND THEY ARE ASKED PD THAT WILL ENCOMPASS A LOT OF DEVIATIONS FROM THE ROWLETT CODE. THOSE ARE THE ITEMS ON OUR
