SOME ARE UP TO 15,000. IT'S A WE WILL HIT BY THE FLOODPLAINS AND THEY'RE AREAS IN

IT WILL BE A 35-STAND ALONE LIFETIME DEVELOPMENT. THE SECTION OF ROADWAY IS EXACTLY THE SAME IN THE 50-FOOT SECTION VERSES THE 60-FOOT SECTION.

THERE'S A FIVE-FOOT PARKWAY ON EACH SIDE OF THE ROAD. WE THOUGHT MORE BENEFICIAL IN PUTTING INTO THE LOTS AND PUTTING INTO THE AREAS WHERE WE COULD SAVE AND PRESERVE THE TREES. IF YOU GUYS REMEMBER WE WERE HERE A MONTH OR TWO MONTHS AGO REQUESTING AN ALTERNATIVE LANDSCAPE PLAN. YOU GUYS WERE GRACIOUS TO RECOMMEND APPROVAL. CITY COUNCIL HAD DIFFERENT THOUGHT.

THEY ASKED US TO GO BACK AND LOOK. WE DID WHAT YOU SAID COMMISSIONER. WE HAD TO REDUCE COUPLE OF LOTS TO ACCOMMODATE THE LANDSCAPE REQUIREMENT AS THE DEFINED IT THE CODE. WE WENT BACK ONBOARD.

REMOVED COUPLE OF LOTS. ADDRESSED THE LANDSCAPE SUFFICIENTLY AND WORKED WITH STAFF THROUGHOUT THAT PROCESS. GOT THE LANDSCAPE IN ORDER. BUT WE'RE STILL REQUESTING THAT SMALL RIGHT-OF-WAY AND GET RID OF ALLEY. THE BIGGEST PURPOSE FOR THE COMMUNITY AND TOWN TO PRESERVE THE TREES. WE HEARD COUNCIL LOUD AND CLEAR.

>> THEY HAD A BIG ISSUE WITH THE NUMBER OF TREES WE WERE REMOVING.

AND THAT WAS THEIR BIGGEST CONCERN. WE'RE DOING EVERYTHING WE CAN TO PRESERVE THOSE TREES. AND IF YOU SEE IN THE STAFF REPORT WE'VE GOT A TREE PRESERVATION PLAN THAT WE'VE WORKED UP TO THIS POINT. WE'LL DEFINE OR WE WILL FINE TUNE THAT AND GET THAT A LITTLE BIT MORE DETAILED ONCE WE GOT THE ENGINEERING BEHIND THAT AND PRESERVE MORE TREE THAN WHAT WE SEE TODAY. I THINK THE GOAL HERE IS TO PRESERVE AS MANY TREES AS WE CAN. MAINLY FOR BENEFITS THE CITY BUT ALSO BENEFITS THE DEVELOPER. WE'RE TRYING TO MAKE IT THE COMMUNITY REALLY NICE WITH SOME MATURE TREE THAT ARE EXISTING TODAY. IT SEEMS TO BENEFIT EVERYONE.
